Is A 4m x 3m Garden Room Big Enough For Two People?

Yes, and it is the first size in this range where that is properly true. Two desks along the 360cm wall leave a clear walkway behind both chairs, which is the thing that fails in smaller buildings.

It also works as one desk plus whatever else you need in there. A treadmill, a drum kit under a rug, a cutting table, a pair of armchairs. The 270cm depth is what makes the second zone usable rather than decorative.

How Should I Lay The Room Out?

Put your working end nearest the windows and your resting end nearest the doors. The glass runs almost floor to ceiling, so the light falls where you want it for a screen rather than behind you.

Specify the window side at the point of order. The frame is built to that choice, and it cannot be swapped afterwards, so it is worth five minutes standing in the garden working out which way you will face.

What Base Does The 3930 Need?

Flat, level, and out to 408cm x 318cm once the overhanging eaves are counted. Take your base to that full footprint and rainwater comes off the roof onto ground you have prepared rather than onto soil.

Concrete, paving or a purpose-built ground frame all work, provided the surface is genuinely true. Your kit includes its own floor frame and anchor bolts, so it fixes down to whatever you lay. A base 20mm out of level will fight you the whole way up the walls.

Will It Stay Warm Through The Winter?

Only if you specify it that way, and that is true of every metal building on the market. The roof arrives insulated to 4cm with a white finished underside, so the ceiling is already dealt with.

The walls are your decision at checkout. Add the inside wall package with the floor and wall insulation, and 11.6m² heats like a spare bedroom. Skip both and you have a superb dry store that you will not want to sit in during February.

Can I Run Power And Data Out To It?

Telluria supply an electricity kit for the building itself, and you can add it at checkout with everything else.

The run from your house is separate, and a qualified electrician must carry it out to current UK wiring regulations. One tip from experience: pull a network cable through the same trench while it is open. Foil-backed insulation is very good at stopping heat and quite good at stopping Wi-Fi.

Do I Need Planning Permission For A Garden Office This Size?

It turns on your plot rather than the building. Your council will ask for the height, 219cm, and the footprint, 388cm x 298cm.

At this size the questions that usually decide it are how close you are to a boundary and how much of your garden is already built on. Check your own position on the Planning Portal and with your local authority before ordering, since the rules differ across England, Scotland, Wales and Northern Ireland.

The bigger the building, the more the answer swings to steel. A timber building of 11.6m² is a lot of surface area to treat, and you will be up a ladder doing it every couple of years.

Steel asks nothing once it is standing. No stain, no sanding, no annual weekend lost, and twenty years of cover behind the coating. Timber still wins if you want to cut into the walls and change things later.

Delivery And Installation

Your 3930 is delivered as a kit on a pallet, and it is a heavier pallet than the smaller sizes. Tell us about narrow side returns, steps and gated alleys when you order and we will be straight with you about what is workable.

Our fitters will assemble it on your prepared base if you add the installation service at checkout. Flooring and insulation go in during the same visit, which is both cheaper and tidier than doing it later.

What The 20-Year Warranty Covers

Your cover is a corrosion warranty on the galvanised steel, which is the property that decides how long a metal building genuinely lasts. It is not accidental-damage cover.

Keep the coating clean, rinse it down now and then as you would a car, and it will comfortably outlive the fencing around it.
