I have stood inside a lot of garden buildings, and what strikes me about this metal garden room is how quiet it is. The roof is a 4cm insulated sandwich panel, not a thin steel sheet, so heavy rain sounds like rain instead of a drum kit.

Two tall double-glazed windows run almost floor to ceiling and the double doors open 175cm wide. You get 8.9m² of usable floor, so your desk and chair go in with room to walk behind them.

Where I would be straight with you: this is a maintenance-free building, not a maintenance-free project. Your base does the hard work, and you need a level 318cm x 318cm slab ready before delivery day.

It suits you if you want a working room at the bottom of your garden and never want to treat, stain or repaint it. If you want something you can extend in five years, buy timber.

Do I Need Planning Permission For A Garden Room?

This is the first thing most buyers ask, and the honest answer is that it depends on your plot, not on the building. What you can treat as fact is that your Luminato 3030 stands 219cm tall and covers 298cm x 298cm.

Take those two figures to the Planning Portal and your local planning authority before you order. Your height, your distance from the boundary, how much of your garden is already built on, conservation areas and listed buildings all change the answer, and the rules differ across England, Scotland, Wales and Northern Ireland. Anyone who tells you a garden room never needs permission is guessing on your behalf.

What Base Does It Need?

A flat, level base of at least 318cm x 318cm. Concrete slab, paving or a purpose-built ground frame all work, provided the surface is true. Your building includes its own floor frame and anchor bolts, so it fixes down to whatever you have prepared.

Budget time and money for this properly. It is the one part of the job your kit does not do for you, and a base 20mm out will fight you all the way up the walls.

Do Metal Garden Rooms Get Condensation?

They can, and it is fair to ask. Condensation happens when warm, damp air meets a cold surface, which is why an uninsulated metal shed drips in February.

The Luminato is built against that: the roof panel is insulated to 4cm, the underside is a white finish rather than bare steel, and the structure is ventilated as standard. If you plan to sit in yours through winter, add the inside wall package and the floor and wall insulation, and heat it like any other room in your house. A sealed, unheated, uninsulated metal box will sweat no matter who makes it. The roof itself is rated to 220kg/m², so British winters are not the thing to worry about.

Can I Run Power To It?

Yes. Telluria supply an electricity kit as an option, and it is by far the most common addition on a garden office. Your connection back to the house must be done by a qualified electrician to current UK wiring regulations, and that part is not included.

One thing worth knowing if you work from the garden: foil-backed insulation can weaken a Wi-Fi signal reaching the building. Plan for a mesh point or run a network cable in the same trench as your power.

Steel Or Timber?

Timber is warmer to the touch, easier to modify and cheaper to buy. It also wants treating, it moves with the weather, and it gives you a shorter life outdoors.

Steel asks nothing of you once it is up. No stain, no sanding, no weekend of yours lost to it every year, and a 20-year warranty behind the coating. If you enjoy maintaining a building, buy timber. If you want to use the room and forget about it, this is the better bet.

Delivery And Installation

The Luminato 3030 is delivered as a kit on a pallet. Your access matters, so tell us about narrow side returns, steps or gated alleys when you order and we will tell you what is realistic.

If you would rather not build it, add the installation service at checkout and our fitters will build yours on your prepared base. Chipboard flooring and floor-and-wall insulation can be added at the same time, which is the sensible moment to do it.

What The 20-Year Warranty Covers

Telluria's 20-year cover is a corrosion warranty on the galvanised steel, which is the part that decides how long a metal building actually lasts. It is not an accidental-damage policy. Look after the coating, wash it down occasionally like you would your car, and it will outlast most things in your garden.

How Does It Compare With The Rest Of The Range?

All four Luminato sizes share the same steel, the same insulated roof panel and the same 20-year warranty. Only the footprint changes.
