Will I Need Planning Permission For A Building 265cm Tall?

Read this part before you order. In England, permitted development limits an outbuilding sited within two metres of a boundary to 2.5m in total height. This building stands at 2.65m, so within that two-metre strip it will not qualify.

Set it further into the garden and the flat-roof allowance is more generous, but your plot, your boundaries and how much of your garden is already built on all change the answer. Conservation areas and listed buildings change it again.

Take the height of 265cm and the footprint of 538cm x 358cm to the Planning Portal and to your local planning authority. Rules differ across England, Scotland, Wales and Northern Ireland, and anyone who tells you a garden room never needs permission is guessing on your behalf.

Is A Large Garden Room Worth The Jump In Price?

It depends entirely on whether your plan needs the second zone. Against the 3930, you gain 7.7m² of floor and 46cm of ceiling for a little over three thousand pounds.

If your plan is one desk and a chair, that money is better spent on insulation and a good floor in a smaller building. If your plan is a gym, a studio, a guest space or a room the whole family uses, the extra volume is the entire point, and nothing smaller will do what you want.

How Do You Heat 19.3m²?

The same way you would heat a spare bedroom, once the building is lined. The roof arrives insulated to 4cm with a white finished underside, which handles the ceiling before you start.

Add the inside wall package and the floor and wall insulation at checkout, and the room holds heat properly. Skip them and you are trying to warm a large steel box, which no amount of heater will fix economically. On a building this size that decision matters more than it does further down the range.

Which Way Do The Windows Face?

Your glazing runs almost floor to ceiling, 199.5cm of it per window, double glazed and tilting for ventilation.

What Base Does The 5436 Plus Need?

Flat, level, and taken out to 568cm x 388cm, which is the footprint once the overhanging eaves are counted.

At this size your base is a proper job rather than a weekend of paving. Concrete or a purpose-built ground frame is the sensible route, and it wants to be genuinely true across nearly six metres. Your kit includes its own floor frame and anchor bolts, so it fixes to whatever you lay, but a base out of level at one corner will show itself in every panel joint on the way up.

Can I Run Power Out To It?

Telluria supply an electricity kit for the building, and you can add it at checkout alongside everything else.

The supply from your house is separate work and a qualified electrician must carry it out to current UK wiring regulations. On a building this far down the garden, talk to your electrician about cable size before you dig, and put a network cable in the same trench while it is open.

How Does It Compare With The Rest Of The Range?

Whichever you choose, all four sizes share the same steel, the same insulated roof panel and the same warranty. This is the only one that also changes the ceiling height.

The Luminato 2424 at 5.7m² and the Luminato 3030 at 8.9m² are single-purpose rooms, and both stand 219cm tall.

Steel Or Timber At This Size?

At 19.3m² the maintenance argument stops being theoretical for you. A timber building this large is a serious amount of surface to treat, and you will be doing it on a ladder every couple of years for as long as you own it.

Steel asks nothing once it is up. No stain, no sanding, no lost weekends, and twenty years of cover behind the coating. Timber still wins if you intend to cut into the walls and reconfigure the space later on.

Delivery And Installation

Yours arrives as a kit on a pallet, and it is the heaviest in the range. Access is the thing that catches people out, so tell us about narrow side returns, steps, gated alleys and overhanging trees when you order.

Our fitters will build it on your prepared base if you add the installation service at checkout. Flooring and insulation are fitted during the same visit, which on a building this size is considerably easier than retrofitting them later.

What The 20-Year Warranty Covers

Your cover is a corrosion warranty on the galvanised steel, which is the property that decides how long a metal building genuinely lasts. It is not accidental-damage cover.

Keep the coating clean and rinse it down occasionally as you would your car. On the largest building in the range that five minutes twice a year protects the most surface area.
